Location

Bayport Plaza is an eleven story, Class A office tower located on Old Tampa Bay in the Westshore Business District of Tampa, Florida. The property is adjacent to the 448-room Grand Hyatt Tampa Bay and is situated on a unique, environmentally protected site containing 39 acres with 3,400 lineal feet of frontage along Old Tampa Bay. One half of the site is dedicated to open areas and consists of wetlands that were restored to their natural condition during development of the project. The restoration provides a pleasing environment that is valued by Bayport Plaza tenants and Hyatt guests. Bayport Plaza was the first commercial office building to win an award from the Audubon Society for the development's sensitivity to the ecosystem. Due to the magnitude of the entitlement process in today's regulatory climate, reproduction of this location as an office site would be economically prohibitive.

Bayport Plaza is accessible via a dedicated entrance/exit off of the Courtney Campbell Causeway. This boulevard is lined with mature Queen Anne palm trees that lead to a grand entrance plaza. The plaza features a series of dramatic fountains, lush tropical gardens and a stone paved automobile courtyard, which provides tenants and guests separate and distinct access to Bayport Plaza and the Grand Hyatt Tampa Bay.

Architectural Elements & Design

The property was designed to provide tenants with outstanding views of Old Tampa Bay, Tampa International Airport and Downtown Tampa. Architecturally distinctive, the eastern elevation of Bayport Plaza compliments the crisp lines of the Hotel, and the western exposure is curved to allow for maximum views of Old Tampa Bay and its dramatic sunsets.

Bayport Plaza features an expansive two level atrium, which receives an abundance of natural light through floor to ceiling glass exterior walls. At the far west end of the lobby, incorporating the magnificent outdoor environment as a backdrop, is a low profile fountain featuring the same granite details of the lobby area. The lobby is furnished with a new stylish carpet inset, modern leather seating, black ceramic planters, and a back-lighted tenant directory. The Café features lobby stone flooring and seating both inside and out. The Fitness Center is equipped with state-of-the-art workout machines, both cardio and strength.

Property Specifications

Bayport Plaza contains 264,922 rentable square feet. The Property's floor plates range from 21,000 square feet to over 25,000 square feet and feature an efficient core design. The load factor is 16%. This design works exceptionally well for firms with a large requirement for private, window-lined offices. With floor plates averaging almost 25,000 square feet, (excluding the ground floor) the building also meets the rigorous demands of large tenants, yet the floors divide well for smaller multi-tenant use.

The service corridor is located on the north side of the building and provides access to the loading dock and freight elevator, as well as a staging area for deliveries, waste disposal, recycling and other daily services. Parking for Bayport Plaza is provided through a combination of surface spaces and a detached four level garage. The project parking ratio is 4 per 1,000 square feet.

The property enjoys a tremendous amenity from being situated adjacent to the Grand Hyatt Tampa Bay. It offers 400 guest rooms in the main tower and 48 waterfront villas or "Casitas", 27,000 square feet of meeting space, an 11,000 square foot ballroom, two swimming pools, a health club that offers two tennis courts and three award winning restaurants overlooking Old Tampa Bay.
